The challenge:

We were asked to recommend and implement an analytics package on site at Pinsent Masons’ office at 30 Crown Place. The analytics package needed to be able to support energy efficiencies in line with Pinsent Masons’ carbon reduction targets, as they were looking to move their onsite labour provision to a reactive focused strategy. An analytics package would allow the team to target system defects at the earliest possible stage, resulting in the following benefits for Pinsent Masons:

  • Innovation and continuous improvement
  • Maintenance optimisation and better utilisation of labour resource
  • Compliance with Carbon Reduction Commitment (CRC)
  • More efficient management of energy

The Solution:

Platinum needed to audit the site’s assets, to determine if they would benefit from Data-Led Maintenance (DLM)/analytics overlay package.

We therefore undertook a reliability-centred maintenance audit (RCM Audit) in line with the requirements of the ISO 55001 standard for Asset Management, to which Platinum’s management systems have been accredited. The RCM Audit allowed us to assess and compile a centralised record of the assets’ criticality, service impact and condition.

Based on our findings and given that Pinsent Masons was the sole occupier at 30 Crown Place, we recommended the Omni Analytics system for the site. This system provided Pinsent Masons with a number of benefits through its intelligent output and reporting on key metrics important to them – for example terminal fan coil units were a key issue onsite. Omni Analytics also offers the flexibility to report on additional data points for critical assets added at a later date, as these can be added via Internet of Things (IOT) networks.

The Results:

Platinum was able to provide Pinsent Masons with a number of benefits, including:

  • Reduced energy and carbon consumption of 6% over a 12-month period through a more targeted service delivery and efficient site assets
  • A re-energised site engineering team, who focus their reactive repair time on analytic data from critical assets, resulting in a more targeted approach
  • Bespoke PPM tasks for the terminal fan coil units on site and an improved first-time fix rate, using the Omni Analytics data to tailor the service accordingly
  • Full training for all key stakeholders (including Pinsent Masons) on the Omni Analytics system, encouraging daily use of this to provide a holistic overview of the building’s performance
