Condition Based Maintenance

Condition Based Maintenance is a proactive approach to asset management where non-intrusive condition monitoring technology is used to provide data which indicates when assets need to be maintained or replaced.

Compared to traditional interval based maintenance regimes, Condition Based Maintenance allows users to take a more informed, focused and risk based approach to asset management. This leads to cost savings and protection of your business’ reputation through

Improved asset performance

Improved reliability and avoidance of unnecessary risk

Actions being undertaken according to criticality

Condition Based Maintenance is non-intrusive and does not require the shutdown of plant or equipment and provides an early warning of impending failure. Based Platinum Facilities’ knowledge and experience of business critical environments we would recommend the introduction of the following techniques:

Acoustic monitoring

Vibration analysis

Thermal imaging

Oil analysis

Condition Based Maintenance is particularly advantageous for many environments as remedial works can be carried out at a convenient time and resources scheduled accordingly. The number of failures is reduced and unnecessary works are not carried out. It is particularly valuable for highly critical items of plant and equipment, as these cannot be easily or conveniently shut down for maintenance works.

Other advantages are that safety risks are substantially reduced, as failure is far less likely. It is also more environmentally efficient, as spares and consumables such as oils are only used when they need to be. Condition Based Maintenance can identify how well the plant or equipment is operating, thereby ensuring that efficiency is maximised which will aid the reduction of energy costs and environmental impact.

Our video illustrates the benefits of the Condition Based Maintenance approach over a Planned Preventative Maintenance routine.

Platinum Facilities is one of only a few Facilities Services companies to have an Asset Management system certified to ISO 55001. The ISO 55001 framework supports our asset management system which helps you proactively manage the lifecycle of your assets, from acquisition to decommission. This helps reduce the risks and costs associated with owning assets, in a structured and efficient manner, that supports continual improvement and on-going value creation. Control of day-to-day activities and efficiencies are improved, business interruption risks and failure rates are reduced, unnecessary maintenance costs are removed, and accidents prevented. The framework also provides improved quality assurance for customers/regulators, where assets play a key role in the provision and quality of products and services.

New business growth is supported by demonstrating that the requirements of an internationally recognised asset management system are being met, and stakeholders gain confidence from the knowledge that a strategy is in place to ensure assets meet the necessary safety and performance requirements.

This modular based service model will provide a blended platform of Innovation, Technology and Best Practice, whilst reducing operational risk through the life cycle of your building.
